Open House Concierge Kit

Co-branded flyers that answer “what would it cost me?”

For listing agents · Open House Concierge Kit

Your listing, plus the one page every buyer asks about: “What would it cost me?”

Send us the address and your contact details. You get a polished, print-ready two-page flyer, co-branded with your name, headshot and brokerage. Page one sells the home. Page two shows buyers six real ways to finance it. A digital open-house sign-in comes with it.

The request takes about two minutes. No logins, no software, nothing to learn.

Before you list

Have the incentive conversation with your seller before the home hits the market

Like it or not, your listing is competing with new construction. Builders routinely offer rate buydowns and help with closing costs, and buyers touring your listing are touring model homes the same weekend.

  • Builders set the expectation. About two-thirds of builders were using sales incentives in September 2026, and buyers now compare the monthly payment, not just the price.
  • Decide on day one, not day 30. Agree with your seller up front whether they’re open to a rate buydown, a closing-cost credit, or both. Built in from the start, it usually costs less than the price cut that follows a listing that sits.
  • Put it where buyers see it. When your seller is on board, the flyer shows the incentive and the lower payment on page two, side by side with the regular numbers.
  • Bring the numbers to the listing appointment. Our Temporary Rate Buydown Analysis shows your seller exactly what each option costs.

Why brokers and agents use it

A beautiful listing flyer is expected. What actually moves buyers off the fence is seeing a monthly payment they can live with, and most flyers never answer that question.

Turn “Can we afford it?” into “Let’s write it”

Page two lays out six financing scenarios side by side, from 20% down conventional to 3.5% down FHA and 0% down VA. Each shows the payment, the cash to close and current zero-point rates, so buyers see a number that works while they’re standing in your listing.

Give sellers a smarter conversation

The optional buydown panel shows what a modest, negotiable credit would do to the buyer’s early payments. It’s presented as a possibility, never a promise from the seller, and it gives you an alternative to a price cut for your listing appointment. Want your seller to see the numbers? Use our Temporary Rate Buydown Analysis, a shareable report showing what each buydown costs.

Look bigger without doing more

Your name, headshot, brokerage logo and license sit alongside ours on both pages. You hand out a piece that looks like it came from a marketing department, and you spent two minutes on a form.

Compliance handled

Rate tables, APR figures and the required disclosures are our responsibility, not yours. Every flyer carries the full lender disclosures, NMLS licensing and Equal Housing language, so you never answer for a rate you didn’t quote.

What’s in the kit

The flyer is two letter-size pages, delivered as a print-ready PDF to hand out at showings and open houses or attach to your listing follow-ups.

  • Property hero page: address, price, price per square foot, a beds and baths bar, and up to five photos
  • “About This Home”: description and feature highlights written from your listing remarks
  • Neighborhood panel: schools, shopping, parks and commute points near the home
  • “Own it from $X/mo” banner: the lowest payment and lowest cash to close, right on page one
  • Six-scenario financing table: conventional 20%, 10%, 5% and 3% down, FHA 3.5% and VA 0%, each with rate, APR, mortgage insurance and total monthly payment
  • Estimated cash-to-close cards for every scenario, including closing-cost estimates
  • Optional buydown offer: shown first as a buyer-paid 1-year buydown, with the lower first-year payment and the one-time cost, and no seller commitment implied. Your seller can choose to cover it instead; you tell us on the request form
  • Rent vs. own comparison using local market rent, which is powerful for first-time buyers
  • Your co-branding: name, headshot, brokerage logo, phone, email and license on both pages
  • All lender disclosures: APR explanations, NMLS #2493601 and Equal Housing Opportunity

And beyond the flyer: every kit includes a digital sign-in for the open house itself, either an iPad on the counter or a QR code guests scan on their own phones. The visitor log comes back to you afterward.

Common questions

Is there a charge?

No. This is Exhale Lending’s own marketing, co-branded with you for your listing. There’s no obligation, and your buyers are always welcome to work with any lender.

How fast will I get it?

Usually the same business day, and generally within 24 hours. If an open house is coming up, put the date on the form and we’ll prioritize it.

Where do the rates come from?

We price each of the six scenarios with current zero-point rates on the day we build your flyer, using standard assumptions that are disclosed on the flyer itself. Every rate carries its APR and the full lender disclosures, and that compliance responsibility sits with us, not you.

Can I get an update when rates move or the price changes?

Yes. Reply to your original email with the change. Refreshing an existing flyer is even faster than the first one.

What do you do with my information?

Your request is stored securely with Exhale Lending and used only to build your flyers. We keep your contact details, headshot and logo on file so future requests take seconds. We don’t sell or share your information, and you can ask us to remove it at any time.
