Before you fill this in: talk with your seller about a rate buydown and a closing-cost credit before the home goes on the market. Your listing is competing with new construction, where builders routinely offer both. Deciding now lets the flyer show buyers a lower payment from the first open house.

Fields marked * are required. Your request comes straight to us, you’ll see a confirmation on this page, and we’ll email your proof, usually the same business day.

1About youwho you are and how you appear

Requested a flyer from us before? Pick your name from the list; your details are on file and all we need is the listing. New here? Keep typing and fill in the rest.

Your licensed firm, exactly as you’d like it to appear, including capitalization and punctuation.

If you brand under a team, it leads on the flyer, e.g. “The Smith Home Team · ABC Realty Group.”

Just the number. We add the “NC Lic. #” formatting.

These appear after your brokerage on the flyer, e.g. “ABC Realty Group · REALTOR®/Broker, SRES.”

Two or three sentences in your own words. Visitors see it when they scan the sign-in QR code, and it prints on the sign-in sheet at the door. No need to mention that you work with buyers too; we add this line under every bio automatically:“I represent the seller on this home, and I work with buyers, too. If you’re not already working with an agent, just ask: I’m glad to talk through representation, with no obligation either way.”

3Seller-paid buydown?the payment sweetener

A temporary rate buydown lowers your buyer’s payment for the first year or two, funded by a one-time seller credit that usually costs far less than a price cut. If your seller is on board, we’ll feature it on the flyer as their credit. If not, the flyer shows a buyer-paid option only, with no seller commitment implied.

Talk about this before you list. Buyers shopping your listing are also touring new construction, where builders routinely pay for buydowns. A seller who agrees to one up front competes on monthly payment from day one, and it usually costs less than a price cut later.

4Seller-paid closing costs?help with cash to close

Separate from a buydown, the seller can offer a flat credit toward the buyer’s closing costs. If one is on the table, the flyer shows every scenario’s cash to close after the credit, which is a strong hook for cash-tight buyers.

Settle this before the listing goes live, too. Builders commonly cover closing costs, so cash-tight buyers will ask. If your seller is open to a credit, saying so on the flyer from the start puts your listing on equal footing with new construction.
