The Stalled Listing Rescue Plan
A 21-day reset for any listing that’s gone quiet past day 30: diagnose, refresh, and relaunch, with the seller conversation written out for you.
Phase 1: Diagnose
Days 1 to 3
- Pull the numbers: showings, online views, saves, and days on market compared with the neighborhood average
- Read the pattern: views but no showings usually means price or photos are filtering buyers out; showings but no offers means the home isn’t matching its price in person
- Gather every piece of showing feedback in one place, word for word
- Re-pull comps, including active listings, because the competition has changed since launch
Phase 2: Refresh
Days 4 to 10
- Reshoot or reorder the photos (at least a new lead photo) and rewrite the first two lines of the description
- Fix the top two objections from feedback if they can be fixed: paint, staging, or that one room
- Re-check syndication and post a “back on your radar” update rather than “still available”
- Hold the seller update call using the script below
Phase 3: Relaunch
Days 11 to 21
- Make one decisive move instead of three small ones: a meaningful price improvement or a buyer incentive, such as a seller-funded rate buydown
- Ask your lender for a one-page “your payment on this home with the seller-paid buydown” flyer for the listing and open house
- Hold a broker open or reach out to every agent who showed a competing home
- Announce the change everywhere at once so the listing gets a second first week
Seller update call script
Days 8 to 10
The seller update call
“I want to show you what the market is telling us. We’ve had [X] showings and [X] online saves, and here’s the pattern in the feedback: [top two objections].”
“Homes are taking longer to sell right now, so this isn’t unusual, but I don’t believe in waiting and hoping. Two moves restart buyer attention: a price improvement, or keeping the price and offering buyers help with their interest rate, which my lender can structure. The rate help often costs about the same and can widen the pool of buyers who can afford the home.”
“My recommendation is [move]. Would you be open to me walking you through exactly what the next 10 days look like if we do it?”

Set Plan B at the listing appointment
Telling sellers on day one what happens if the home hasn’t sold by day 14 makes any later adjustment feel planned rather than like a failure.
One more idea
Find the buyers already looking
Most MLS systems show which agents have clients with saved searches matching the home. Calling those agents, and the agents who recently sold similar homes, can turn up buyers who missed out the first time.

Your showings-to-offer ratio
Knowing roughly how many showings usually lead to an offer on your listings gives the seller a fact to react to rather than an opinion. Patrick can also show the seller what a rate incentive does to a buyer’s payment compared with a price cut.
A note from Patrick: I can build the seller-paid buydown flyer for any stalled listing within a day. Send me the address and list price.
