Bring Back the Buyers Who Gave Up This Spring
A copy-and-paste way to re-engage the buyers who gave up this spring. The market they walked away from isn’t the market they’d shop in today. Part 1 opens the door, and Part 2 is there for when they reply.
Part 1: Send this to a buyer who paused

The revival text
Hi [First Name], it’s [Your Name]. You came to mind this week because the market has changed a lot since we were looking together.
There are more homes to choose from now, they’re staying on the market longer, and sellers are negotiating in ways they simply weren’t this spring: credits, repairs, even help with your interest rate.
No pressure at all. If the spring market is what made you hit pause, this is a very different environment. Would you be open to me sending a few homes that fit what you were looking for, so you can see the difference yourself?
Part 2: Keep this for when they reply
Talking points
- Acknowledge why they stepped back. “You were right to be frustrated in April. It was a tough market.” Validate before you suggest anything.
- Name the three shifts: more homes to choose from, more time to decide, and sellers offering concessions instead of demanding waived contingencies.
- Reset the money conversation early. “A lot has changed on the financing side too. My lender can re-run your numbers in a day so we know exactly where you stand.” A pre-approval from the spring is out of date.
- Keep the next step soft. “Want me to set up a fresh search? No commitment, just so you can watch the market with fresh eyes.”

Sometimes skip the message
Sending two or three homes that fit what they were looking for can say more than any text. It sparks curiosity and shows you kept them in mind.

Why buyers come back
Buyers rarely return because of a headline. They come back when someone they trust tells them the market has changed. Patrick can send a short market snapshot and a current cash-to-close example you can share.
A note from Patrick: if a returning buyer’s pre-approval is more than 90 days old, send them my way and I’ll refresh it quickly.
