Seven Scripts for Buyers and Sellers in a Slower Market
Five 30-second social scripts and two client conversation scripts, all fill-in-the-blank and written in your voice. Each one is short enough to film on a lunch break.
Part 1: Five social scripts
30 seconds each
Script 1: “Where rates really stand”
Hook: “Here’s an honest 30-second update on mortgage rates.”
Body: “If you’ve been waiting for mortgage rates to go back to 3 or 4 percent, here’s where things actually stand. The average 30-year rate in the Mortgage News Daily index was around 7.5 percent in early October. That’s an index reading, not a quote, and nobody can tell you where it goes next. So the useful question isn’t when rates will fall. It’s what you can comfortably afford today, and how much room you have to negotiate while fewer buyers are out shopping.”
Call to action: “If you want your real number in today’s market, send me the word NUMBERS and I’ll connect you with my lender.”

Script 2: “Homes are sitting longer, and that’s your leverage”
Hook: “The housing market just handed buyers a gift, and almost nobody noticed.”
Body: “Homes are taking longer to sell. In [your market], the average is around [X] days. When homes sell in a weekend, you get one showing and five competing offers. When they sit, you can tour a home twice, keep your inspection, and negotiate. Sellers are offering credits, repairs, even help with your interest rate. Buyers who are waiting think nothing has changed. A lot has.”
Call to action: “Want to see what’s sitting in [area] and negotiable right now? Comment SHOW ME.”

Script 3: “Why the smartest buyers shop in the fall”
Hook: “Fall can be a quietly good time to buy. Here’s why.”
Body: “Three things stack up in the fall. One: the summer crowd disappears, so you’re competing with fewer buyers. Two: sellers whose homes sat all summer are motivated and ready to negotiate. Three: sellers who want to move before the holidays tend to be the most flexible on price and credits.”
Call to action: “If a fall move is even a maybe, the prep starts now. Message me the word FALL and I’ll send you the timeline.”

Script 4: “Why your neighbor’s house didn’t sell”
Hook: “That house down the street that’s been for sale forever? Here’s what usually went wrong.”
Body: “It’s almost never the house. It’s usually one of three things: it was priced for last year’s market instead of this one, the photos filtered buyers out before they ever visited, or there was no plan for week three, so it just sat. Homes that are priced right and marketed right still sell. Homes launched with a hope and a prayer collect days on market.”
Call to action: “Thinking about selling and want to avoid being that house? I’ll show you my launch plan. Link in bio.”

Script 5: “The seller credit most buyers don’t know about”
Hook: “What if $10,000 off the price is the wrong thing to ask for?”
Body: “When buyers have leverage, most spend it the same way: knocking money off the price. But the same money, used as a seller credit toward your interest rate, often lowers your monthly payment more. Same cost to the seller, bigger monthly win for you. It’s called a rate buydown, and it’s the ask that separates buyers with a real strategy from everyone else.”
Call to action: “My lender can run the side-by-side on any home you’re considering, so you can see both numbers. Comment CREDIT and I’ll set it up.”

Part 2: Two client conversation scripts
For the calls that decide it
Client Script A: The buyer who says “we missed our chance”
“I hear that a lot, and I understand why it feels that way. But the market you tried to buy in has changed. There are more homes available, they’re staying on the market longer, and sellers are negotiating on things they wouldn’t even discuss in the spring: credits, repairs, help with the rate.”
“You didn’t miss the market. You skipped the hardest part of it. The buyers winning right now aren’t the ones who timed it perfectly. They’re the ones shopping while everyone else is discouraged.”
“Here’s a no-pressure next step: let my lender refresh your numbers, since anything from the spring is out of date anyway, and let me send you five homes that fit. Just look. If it still doesn’t feel right, we wait together. Fair enough?”
Client Script B: The seller who says “I’ll just wait until spring”
“That’s a fair instinct, and for some sellers it’s right. Can I give you the honest trade-off, so it’s a decision and not a default?”
“Waiting for spring means listing when every other seller on your street has the same idea: more competition, more comparison, more pressure on your price. In the fall there are fewer buyers, but the ones out there are serious, and many need to move before the holidays.”
“Here’s the piece most sellers miss: buyers today respond to help with their monthly payment. My lender can structure a rate incentive on your listing that often costs about the same as one price cut and makes your home stand out in a quieter season. Would you be open to seeing both timelines on paper?”
A note from Patrick: Scripts 2, 4, and 5 are evergreen, so they’re safe to film anytime. For anything rate-related, call me first and I’ll send current numbers for your client’s actual scenario.
