The Real Cost of Waiting for Rates to Drop
A calm way to answer “I’ll wait for rates to drop,” with math instead of pressure. Text Part 1 to a hesitant buyer, then use Part 2 to walk through the numbers with my help.

The reframe text
Hey [First Name], I completely understand wanting to wait for rates to come down. Before you decide, can I share two things that keep happening while you wait?
You’re still paying rent, which is money you don’t get back. And right now buyers have more room to negotiate than they’ve had in years, with more homes to choose from and sellers open to credits. Nobody knows how long that lasts.
If rates ever drop enough to matter, refinancing may be an option later, though it’s never a promise. What you can control today is the price and terms you negotiate.
Would it help to see the real numbers? My lender can show you what waiting 12 months actually costs compared with buying now. It usually takes about a day.
Part 2: The math to walk through
Three steps · with your lender’s help
- Rent paid while waiting. Monthly rent × the months they’re thinking of waiting. That money is gone either way.
- Today’s negotiating room. Recent price cuts and seller credits on homes like the ones they want. These are real numbers you can show today.
- The side-by-side. Today’s payment at the current rate index reading, with any seller credit applied, next to the rent they’ll pay while they wait. No guesses about where prices or rates go next.
The line to deliver when they want real numbers
“Nobody can tell you where rates or prices go next, but we can see exactly what today looks like. Let’s have my lender run the real comparison so it’s your decision, not a guess.”

Zoom in to their street
Countywide numbers can feel abstract. Showing a buyer what has actually sold in the two or three neighborhoods they want makes the conversation real.
One more idea
When prices are softening
Rather than promising appreciation, show the long-run record across several housing cycles and let the buyer weigh it. History is something you can point to. A forecast isn’t.
A note from Patrick: send me the price range and the months they’re considering, and I’ll build the side-by-side for your buyer, usually within a day.
