The Past-Client Equity Check-In
One text to send past clients this week, and the talking points for when they reply. A handful at a time tends to work better than the whole database, because it leaves room for real conversations.

The equity check-in text
Hi [First Name], it’s [Your Name]. I was looking at the [neighborhood] market this week and your home came to mind.
Depending on when you bought, you may have more equity than you think, and it can open up real options: a move, an investment property, or simply a better plan.
I’m not sure if it’s something you’ve thought about, but would you be open to a quick, no-pressure estimate of what your home is worth today?
Part 2: Keep this for when they reply
Talking points for the conversation
- Lead with their goal, not the number. “If the equity were there, what would you want it to do for you?”
- Name three common uses: trading up or down, a down payment on an investment property, or paying off higher-interest debt.
- Bring in your lender early. “My lender can run the real numbers so we’re not guessing. Would it help if I looped them in?”
- End with a soft next step rather than a hard ask. “No rush at all. Would you like me to send a quick equity snapshot this week?”
One more idea
Make it a monthly habit
Sort your past clients by the month they closed, then by neighborhood. Each month gives you a short list and a natural reason to reach out on their home anniversary, and staying in one area at a time makes the comparisons quicker to pull.
One more idea
Show it, rather than just say it
A short screen-recorded video walking through recent sales near their home tends to land better than a number in a text. Clients who aren’t planning to move often pass a video like that to a neighbor who is.
A note from Patrick: when a past client wants to know what they could actually do with their equity, send them my way and I’ll run the numbers for their situation.
