The Listing Launch Checklist

Every step from signed listing agreement to the first-week seller update, in order, so nothing slips. It’s easy to save, copy into your CRM, or print for each new listing.

EvergreenWorks for every listing, in any market.
Evergreen · works any time

Phase 1: Pre-launch

Days 1 to 3

  • Listing agreement signed and seller disclosures collected
  • Pricing strategy confirmed, with comps pulled
  • Professional photos and video scheduled, and the home prepped for the shoot
  • Lender intro: if your seller is buying next, connect them with their lender for a pre-approval now

Phase 2: Go live

Days 4 to 7

  • Listing live on the MLS with a full description and every photo
  • Syndication checked on the major home search sites
  • “Just Listed” social posts and stories scheduled
  • Yard sign and lockbox installed
  • Neighbors notified with a “coming soon” or “just listed” note

Phase 3: First weekend

Open house

  • Open house scheduled, promoted, and sign-in ready
  • Showing feedback process set up
  • Lender flyer on hand at the open house for financing questions

Phase 4: Week 1 follow-up

Keep the seller informed

  • Seller update call with a showing and traffic recap
  • Price and strategy check-in if activity is light
  • Follow up with every agent who showed the home

One more idea

The first showing happens online

Most buyers judge a listing on their phone before they ever book a showing, so the photos, the description and the MLS details (HOA rules, pet limits, taxes) deserve the same care as the open house. It’s worth testing every link and QR code before launch day too.

One more idea

A set update day

Picking one weekday for seller updates, and telling the seller up front, keeps the weekend calm. Each update can cover what just happened, what’s happening now and what comes next.

One more idea

Comparing offers

When offers come in, Patrick can confirm how solid each buyer’s financing is, so your seller is comparing more than the price.

A note from Patrick: I’m happy to make a co-branded financing flyer for any of your listings. Send me the address and list price.
